Empire Resorts, EPT to develop resort at former Concord Resort site !!!

Empire Resorts disclosed in a regulatory filing that EPT Concord and Monticello Raceway Management, a subsidiary of Empire Resorts (NYNY), entered into a Master Development Agreement with respect to the development, construction, operation, management and disposition of the integrated destination resort and community to be developed by the parties on the 1,500 acres owned by EPT and located at the site of the former Concord Resort. More specifically, the parties envision developing a comprehensive resort destination that includes a "Casino Project," a golf course and a resort including a variety of amenities. The parties have agreed that the project will include an aggregate total “qualified capital investment” of $600M on the development of the project in accordance with statutory guidelines. Monticello Raceway shall be responsible for the development and construction of the Casino Project, which shall include the casino and a harness racetrack and may also include one or more hotels, food and beverage outlets, a spa facility, retail venues, space for conferences, meetings, entertainment and multi-function events and parking facilities. Monticello Raceway has agreed to invest a minimum of $300M in the development and construction of the Casino Project. Furthermore, Monticello Raceway has agreed to construct the Casino Project such that a substantial portion is completed within the project schedule agreed to by the parties, with construction commencing on or about March 31, 2013.

Too little.  Too late.  They had their chance when Monticello was a thriving vacation spot.  Now that Monticello is dead, and there are New York City casinos and Poconos casinos and existing upstate casinos, etc.

Wouldn't invest one thin dime in that project.

Part of what you're saying I agree with. ....on the other hand, I feel what separates this from the other venues is hotel and conference center. Sometimes people want something more than just walking/walking out gambling such as Yonkers and Aqueduct.

Would be a great spot for companies to hold a conference,nice scenery and fresh air thumbs up plus good conference rooms to hold meetings in the day plus places to play at night,good resturants,shopping,gaming,spa and wellness centers and Harness racing action trotter trotter....the place has it all for the big city companies to get away from the hustle.....I have a few bucks dollar dollar saved to invest Wink

I think it would be more newsworthy if they got a new fan or bettor. Psycho Dad has it right, the Borscht Belt is dead and has been for years.

I had been noticing that the stock NYNY had been going up for a few weeks. Somebody knew something. I put this stock on my list to watch a few years ago, and it is on one of my screens that I glance at every day.

A casino like Monticello currently has, versus a convention center, with a hotel are two different things. I mean if you go to Monticello now, and want to stay over, your choices are Middletown or staying at Chiel Kurtz's hebrew boarding school, located on 17B Grin Grin Grin Grin

It will fail.  They cannot offer anything that does not exist a hundred times over -- and it is in a depressed area.

Yes, it was the Hasidim that brought the area to its knees.  They bought up property, turned it into religious property so they did not have to pay taxes.  Tax revenue fell dramatically, hotels closed, people moved away.  Used to be that New York City dwelolers thought "The Catskills and Monticell" aka, the Borscht Bel,t as THE place to go in the summer.

There is no population bsae to make it work, and no reason for people in population centers to go there as there are better places closer to home.

The only reason to invest in this project is if you need a tax write-off.

E-man, they had the hotels there for a squillion years, but when AC opened up, the Borscht Belt belt disappeared. And if you think it's bad over there, you should see how dead it is on 28 and 145, the so-called "Irish Alps" once very lively... now a toxic waste zone as well.  JMO, YMMV.  poor baby
